Hello %PERS_NAME%
Thank you for your enquiry.
I am the Managing Director of Investment Property In Cyprus and for over 25 years I have been specialising in property sales and marketing.
For the last 4 years I have been working in Cyprus dealing with investors looking to purchase property, for rental, for refurbishment and development.
I have a broad knowledge of Cyprus and have visited all of the major development property areas, networking and communicating with developers, agents, management and rental companies. During the course of these visits I have also been spending a lot of time talking to the locals.
My experience is second to none and over the years I have gained an extensive insight into the property market in Cyprus. This enables me to offer the best advice to my clients as to where to invest their funds, for retirement home, holiday homes and investment projects.
There are a number of reasons why now is a good time to think about purchasing in Cyprus:
* Now is the time to purchase your investment before Cyprus introduces 15% VAT on land sales
After EU accession, Cyprus is no longer just another tourist destination offering sandy beaches and fun. It’s becoming the home, work place, business destination and retirement home for more than half a million people coming from all over Europe
* Falling interest rates are set to fuel investment property boom in Cyprus
Cyprus property prices are poised to increase by 20 per cent when the island joins the euro zone in 2007, by when mortgage rates are likely to drop from 7.5 per cent to 3.5 per cent.
* Buy-to-Let and Investment Property in Cyprus
Cyprus has an excellent tax regime for residents and retirees, which makes it an attractive option for those wishing to invest in buy to let properties.
Amongst the benefits for a UK buyer of investing in Cyprus property are:
No Inheritance Tax
Overseas dividends and interest exempt
Profit from the sale of equities is exempt from Capital Gains Tax
Profit from the sale of UK properties, including investment properties, exempt.
Retirement income taxed at 5% ( not at up to 40% as the UK ).
Lump sums on retirement exempt.
Profits of sale of private companies exempt.
Capital sums from approved funds, i.e. pensions, exempt
* Overseas property ownership jumps 45%
Over the last two years the number of overseas property owners has increased by a staggering 45%, with 250,000 more households now owning an overseas property than in June 2004.
General information on Cyprus
* The island of Cyprus has developed as a tourist hot spot through its long season (12 months long and a high season from May to September).
* Lowest crime rates in Europe
* The Cypriots drive on the left side of the road, very convenient for British visitors.
* Cyprus is very easy to get to from the UK / Ireland and return flights can typically be around £120 or less.
Flight costs are expected to drop when the much expected arrival of the cheap carriers commences.
With the country being so British-friendly, the weather so mild, the locals speaking the English language so much, the relatively cheap taxation system, the strong British military presence in a couple of locations on the island and the legal system being based upon a version of English Law, it is easy to see the attraction to people looking for the good life in retirement, a peaceful holiday destination in which to relax or a great place to start a business.
Work has started on the expansion of Paphos airport, and there are plans to build 1,000 berths at the Coral Bay Marina.
Last year the government also launched a new golf policy, which could increase the number of 18-hole courses on the island from three to 9.
Buying property by the greens and alongside the fairways can add as much as 40% to the value of a property.
